Film coatings lose adhesion to moisture, UV, and weather — recoating over a failing surface makes it worse.
Do you remove the old coating?
Yes. We strip and sand back to bare wood so the oil soaks in properly.

DeckCare costs 15% of your restoration price per year ($249 minimum). Every spring we go over every board, wash and prep the surface as needed, and re-coat the oil. No sanding or stripping, ever. Repairs are quoted separately.

We stand behind our work. If something we did fails because of how we did it, we come back and fix it — free. Here's the whole thing, plain and simple.
How long
- Deck restoration, exterior painting, paver sealing: 1 year from the day we finish.
- Small handyman repairs: 90 days. A faucet fix isn't a deck restoration — the warranty matches the job.
Finishes
- Penetrating oil — what we recommend for deck floors: covered on every surface, including the walking surface. Oil doesn't form a film, so it can't peel, flake, or blister. If yours does, our prep failed.
- Solid stains and paints: covered for peeling or blistering caused by our prep — except on walking surfaces. Traffic, pets, and furniture wear solid coatings down. That's the product, not our work.
- Repairs we performed — boards, stairs, fixes: covered if our workmanship failed, as determined by our inspection.
Not covered
- Gradual sun fading — normal for any exterior finish. That's what is for.
- Natural wood movement: checking, splitting, cupping.
- The original structure we didn't touch.
- Storms, flooding, ice, ground shifting under pavers.
- Neglect, misuse, or damage by someone else after we leave.
- Anything not reported within the warranty period.

- We come inspect it.
- If it's our workmanship, we repair the affected area. Free.

Deposits & cancellations
- Your 50% deposit holds your spot on our schedule.
- Cancel 14 or more days before your start date: full refund — unless we've already ordered materials for your job, in which case the deposit is kept.
- Cancel less than 14 days before: the deposit is kept in full — we've held your date, scheduled the crew, and turned away other work.
- Need to move your date? One free reschedule with 7+ days' notice — your deposit moves with you. Inside 7 days, moving counts as a cancellation.
